Campaign briefing figures, not verified site capacity or an approved scheme. Local Plan under consideration: 2045.

What could change?

Understanding the potential impact on our villages

Roads and Traffic

Potential increases in vehicle movements could affect Blakes Road and the surrounding rural road network. Junction capacity, congestion, road safety and traffic through nearby communities need consideration.

Issues for assessment

Schools and Education

Additional housing could increase demand for local school places. Consider existing capacity, future pupil projections and the availability of education infrastructure.

Issues for assessment

GP and Healthcare Services

Population growth could create additional demand for primary healthcare. Relevant questions include GP capacity, access to appointments and planned healthcare provision.

Issues for assessment

Sewage and Drainage

New housing would require adequate wastewater, drainage and surface-water infrastructure. Existing capacity, flood risk and necessary upgrades would need assessment.

Issues for assessment

Wildlife and Countryside

Development could affect habitats, agricultural land, biodiversity and landscape. The scale and significance of impacts would require site-specific environmental evidence.

Issues for assessment

Village Character

A substantial development could change the scale, setting and character of Wargrave and Crazies Hill. Consider landscape sensitivity, settlement separation and links to existing communities.

Issues for assessment

These are potential effects to investigate, not proven outcomes or independent planning assessments.

Our position

We’re not against new homes. We’re for responsible development.

We recognise the need for more housing, including genuinely affordable homes for young people and local families. Our campaign believes that development should take place in suitable locations, supported by appropriate infrastructure and with proper consideration for existing communities, local landscapes and the environment. The question is not simply whether new homes are needed, but whether this is the right location and what evidence should inform that decision.

The campaign opposes the potential allocation of this land. This is our campaign’s position, not a council assessment.
